Zoning Overview:
850 McMillan is a 6,024 sq. ft. lot (approximately 120’ x 50’), currently zoned R2. The proposal involves a conditional use application and associated variances to construct a 3-storey, 9-unit residential building with a 2,800 sq. ft. footprint. The structure will feature a flat roof with an approximate height of 32’.
Five 21’ parking stalls will be provided on site with 1 stall dedicated to a car share off the rear lane. Interior bike storage will be provided near the East exit. Garbage pick up will be by private arrangement.
The East side yard will be 6’ with a 6’ & 4’ wood fence separating in from the adjacent residential. The West side yard (Wentworth) will be 4’ and buffered by street edge landscaping. Additionally, the parking will be buffered from Wentworth by a 3’ planting strip and an ornate metal picket fence. The rear yard (Public Lane) will be 25’ and the front yard (McMillan) will be 25’ with street edge landscaping.
Community and Planning Considerations:
The requested variances and conditional use have been discussed with city planning officials and are considered the minimum requirements to facilitate the proposed design. The project aligns with modern urban design principles while enhancing the neighborhood’s streetscape.
